Thanks to the public outcry of a few local lovers-of-beautiful architecture in the 1970s, many downtown Easton buildings we now enjoy looking at were spared from the wrecking ball. They add so much to the charm and allure of our city nestled between the rivers. They can also cause their share of stress, when an enthusiastic owner attempts to change the building’s use in any way but does not take the right approach. Properties from the Delaware river to 6th street in downtown Easton are subject to the local Historic Committee’s review of any changes to the building that are visible from a public Street.
‘Change of use’ means you take a beautiful downtown building that was once an enormous family mansion, and decide now that its best current use is 6 residences… The Change of Use –> is the city’s trigger to now apply the new national ICC building code standards to the property. Any work toward these project would most likely require: sprinklering the building, fire separations and above-3rd floor second egresses, hard wired smoke+fire systems, etc.
Taking a cool historic builiding and retro-fitting it into this new building code standard can be daunting but just be sure to do your homework and make the city your partner. Easton’s Economic Development department can help direct buyers/developers to possible state & federal grants for these projects, when owners have a good vision and plan in mind for their property.
When considering tackling a major project of re-purposing a vintage building, a good first step may be a Technical Review meeting with Easton’s planning department to discuss initial ideas for the building re-design/change in use and any relevant major code compliances that you can expect for the project. Minimizing surprises is best, for a successful project – these Tech Review meetings are held every Wednesday at city hall, you just call for an appointment.
While it is definitely a challenge for sellers of ‘old’ non-compliant buildings, this code adaptation by Easton is a necessary evil in order for the city to move forward and qualify for certain funding. If you have the energy, some funding and find an inspiring building – be ready to grab the bull by the horns, and come be a key part of the renaissance that is going on in Easton. Take the right steps and find a good partner in the city… depending on the scope and benefit to the city, you may even be able to win some grants for your project.
